Changing lives, one home at a time
Most people don't call a Realtor because everything in life is calm. They call because something is changing. A parent needs to downsize. A marriage is ending. A family is ready to sell one home and buy the next, at the same time, without missing a step.
That's exactly where I come in.
I'm Sarah Arp, Broker and Owner of Arp Realty, and I built this business around the moments other agents find complicated. Simultaneous buy and sell transactions. Divorce related sales. Senior downsizing and family transitions. These aren't side services for me, they're my specialty.
Before real estate, I earned my Associate's degree in Paralegal Studies and worked in a law office. I bring that same attention to contracts and detail to every transaction I handle, so you're protected in ways you might not even realize to ask about.

We help families in Lawrence and surrounding counties in Indiana
Real estate is never just about the house. It's about the life happening around it. Whether you're helping a parent transition into a safer living situation, working through a divorce, or trying to sell your current home and buy your next one without a gap in between, you need someone who understands the moving pieces and won't let anything fall through the cracks.
I'm a solo broker, which means when you work with me, you get me. Not a team, not a rotating cast of assistants. I answer my own phone, I read every contract myself, and I keep you informed at every step so you never have to wonder what's happening next.
Real estate contracts are legal documents, and they deserve to be read like one. My background in Paralegal Studies means I catch details in purchase agreements, disclosures, and closing documents that many agents skim past. When something is unusual or unclear, I don't guess. I dig in until I understand exactly what it means for you.
I also have a resource most agents don't: my husband, Samuel Arp, is the Lawrence County Prosecuting Attorney. When a transaction hits a legal question outside my scope, I have someone I trust to consult so you get the right answer, not just a fast one.
This matters most in the situations where the stakes are highest, like divorce related sales, estate and probate transitions, and any deal with more moving parts than usual. You deserve an agent who can keep up with the legal side of your transaction, not just the showing schedule.

Moving out of a longtime home is one of the biggest transitions a family can go through, and it's rarely just about the real estate. It's about safety, dignity, and making sure your loved one feels supported instead of rushed.
I walk families through:
Our process starts by identifying the best next step, whether that's downsizing, moving closer to family, or finding a retirement community. Once a decision is made, we help map out the move, right down to measuring and planning furniture placement to ease the transition.
We've guided many families through this, and we're here to help yours too.
Selling a home during a divorce is different from any other sale. There's paperwork, there are emotions, and there are usually two people who need to agree on decisions neither one feels like making right now.
I bring a steady, non judgmental presence to these transactions. My paralegal background means I understand how to read the legal documents involved, and I know how to keep communication clear and fair between both parties so the sale moves forward without unnecessary conflict. My goal is always the same: get the home sold at a fair price, protect your interests, and help you move into the next chapter with less stress than you expected.
If your attorney needs anything from me, timelines, documentation, updates, I make that easy too.
"Can I really sell my house and buy my next one without ending up with nowhere to live in between?" Yes, and it's one of my favorite things to help clients through.
Simultaneous buy and sell transactions take careful timing, the right contract language, and someone watching every deadline so the pieces click into place. I coordinate both sides of your move so your closing dates line up, your financing works the way it needs to, and you're not left scrambling. This is exactly the kind of complex, moving-parts transaction I built my business around, not something I avoid.

From finding the right next step to planning the move itself, I help seniors and their families transition with care, dignity, and a clear plan.

A steady, discreet approach to selling during a divorce or major life change, with a legal eye on every document along the way.

Selling your current home and buying your next one, timed and coordinated so you're never caught without a place to land.
Whether you're helping a parent transition, working through a divorce, or ready to sell and buy at the same time, you don't have to figure it out alone. Reach out today, and let's talk about how I can help.
